This project was a Design/Build Addition and Remodel for a 100 year old building.  This project was completed in three phases to accommodate the Owner’s funding.  Phase one was a remodel of the third floor to create four handicap accessible dwelling units.  This phase also included the addition of a four-story elevator within the original building.  A portion of the existing concrete basement slab-on-grade was removed to install the elevator pit and sump.  Ground water was discovered during the excavation and dewatering was required.  Phase two was the addition of a second level to the breezeway walkway that joined the original facility to the newer West Wing.  This work included tear-off of the existing roof structure.  Our team discovered that additional work would be required to re-support the structure, which the owner went forward with.  Phase three was the addition of a single-level building, which added dining room space for the building.  This project was successfully completed well below the original project’s budget, allowing for several added work items to be included in the original contract budget.
